This was a beautiful westside ranch home.  The primary challenge here was really pricing.  We were a little smaller than most houses in the area so dollar per sq ft we wouldn’t have ended up at a number that we thought was sufficient.  The house however did have some special upgrades due to the business of the owner in the construction/flooring industries.  So we made sure we depicted an absolutely perfect house so that not a single item was out of place, played up its strengths, and placed it at a number we thought was fair but aggressive.  We ended up receiving multiple offers over the first two weeks and accepted a deal for a record setting dollar per sq foot for the development.  A very good deal for everyone!
