Built originally as a spec home in a newer development, this was a little tougher sale. The home was very nice and in great shape, but it didn’t have much wow factor as a spec. It was also in a NW side neighborhood that had seen a lot of up and downs since 2008. The strategy here was two fold, one, make sure we had a beautiful product online to increase foot traffic, and two, be very specific and aggressive with buyer follow up. Often times, where there could have been a deal made, sales are passed up from lack of effort, lack of questions, and lack of fully understanding a particular buyer’s desires. It wasn’t a quick process, but one we were happy with in the end from both a number standpoint and time on market still beating the industry average for the price point.
